Standards For Rental Application
Our applications are $45.00 for
the first adult and $20.00 for each additional adult.
** If you are applying for low income housing these
standards may not apply **

You must meet the following standards to qualify for a
rental at T and C Management Communities:
All applicants are reviewed with the same standards.
One family at a time, on a first come, first served basis.
ID: All applicants must be at least 21 years old and
show a current picture ID.
EVICTION / SKIP HISTORY: No evictions for cause or
skip history in the past 12 months.
CRIMINAL HISTORY: No convictions in the last 5-years for felonies including but not limited to; possession of drugs
with intent to distribute, rape, assault, child molestation, burglary,
or murder. No convictions in the past year for a controlled substance
(illegal drugs), or domestic violence.
INCOME: The combined gross income of all persons
living in the rental must be 3X the rent per month. Applicants on
assisted housing programs must show proof of assistance.
EMPLOYMENT: You must have 3-months employment at the
same job, in the same profession, or show proof of student or
military status. Housing assisted applicants are waived from this
requirement.
RENTAL HISTORY: Must provide name, address, phone,
dates, and landlord information of tenancy for past two years regardless
of state or country. Additionally, reports from previous landlords must
be good. Negative reports about on-time payments, damaging property,
owing money, or other breach of agreement will be grounds for denial of
your application. |
