HOW DO YOU DECIDE WHOM TO RENT TO?
Our
applications are $45.00 for the first adult and
$20.00 for each additional adult.
Adults are
those over 18.
On every tenant who wants to rent
from us, we run a credit, eviction and criminal check. We strictly
adhere to the Federal Fair Housing laws.
HOW DO I REPORT A SERVICE REQUEST?
For normal non-urgent maintenance items please
mail your written request to: T&C Management, 1701 Moon St NE,
Suite 400, Albuquerque, NM 87112. Be sure to provide us with the best
possible time and phone number to reach you.
If the item is urgent or an emergency and it is
during regular business hours (Monday-Friday 9:00am-6:00pm or Saturday
10:00am-2:00pm) you may call our office at 268-1181. After regular
business hours, you may call our office line and our answering service
will alert our 24 hour service technician.
If it’s a fire or police emergency, first call 911,
then call T&C at 268-1181 and our answering service will call us.
If you smell gas, first call 911, second call PNM
at 246-5700 to report the gas leak. Then call T&C at 268-1181 and our
answering service will call us.
WHAT IS CONSIDERED A SERVICE EMERGENCY?
The following are examples of service emergencies:
- The main sewer is backed up.
- A pipe is broken and water is leaking into the
home.
- There was a break-in to your apartment and you
have an unsecured entrance to the home.
If an emergency arises during business hours
(Monday-Friday 9:00am-5:00pm or Saturday 10:00am-2:00pm) please call our
office at 268-1181. If an emergency arises during non-business hours
please call 268-1181 and our answering service will call us.
CAN I BE CHARGED FOR MAINTENANCE AT THE PROPERTY?
Yes, if the resident damages or neglects the
maintenance you can be charged for it. If there is damage to an
apartment, such as a broken window, and it is not due to natural causes
(hail, wind etc.), you can be charged to fix the damage. If there is
unwarranted damage to the property upon move-out (including a dirty
apartment), you will be charged for it.
CAN I INSTALL CABLE OR SATELLITE TV?
You must first obtain written permission from T&C
if there is no cable or satellite TV line currently exists. Some
properties may be prohibited from installing cable or satellite TV. If
you obtain permission, any installation costs will be the responsibility
of the resident not T&C.
CAN I INSTALL EXTRA TELEPHONE LINES?
You must first obtain written permission from T&C.
If you obtain permission, any installation costs will be the
responsibility of the resident not T&C.
CAN I INSTALL A CEILING FAN; PAINT THE WALLS; ADD A
SCREEN DOOR?
You must first obtain written permission from T&C.
Any and all changes to your apartment must be cleared by T&C such as,
but not limited to, ceiling fans, screen doors, washer/dryer hook-ups,
painting the walls a different color, or anything that will change the
apartment from when you first rented it. If you obtain permission, any
installation costs will be the responsibility of the resident not T&C.
Any changes to the apartment must stay at the apartment, if you install
a ceiling fan it must stay at the apartment when you leave. Not
obtaining permission could result in your evection and charges could be
incurred to your final bill.
WHAT ARE MY RIGHTS TO PRIVACY IF T&C WANTS TO ENTER
THE APARTMENT?
The New Mexico Uniform Owner-Resident Relations Act
requires that the landlord give the resident 24 hours written notice
before entering the property. T&C Management will give you written
notice if we need to enter the apartment. However, if you report a
maintenance request and give us permission to enter this will serve as
the 24 hour notice.
WHAT ARE MY RESPONSIBILITIES IF MY COMPANY TRANSFERS
ME BEFORE THE END OF THE LEASE?
Most leases are for a set period of time. If you
need to leave before the lease expires, please call T&C Management at
268-1181 to find out what steps must be taken in order to be out of your
lease.
CAN I SUB-LEASE THE PROPERTY?
No. The lease agreement clearly states that the
resident shall not sublet the apartment.
CAN I RENT A STEAM CLEANER AND CLEAN THE CARPETS
MYSELF WHEN I MOVE OUT?
No. Your lease agreement states that carpets must
be professionally cleaned.
CAN I GET A PET AFTER MOVE-IN?
No. Your lease will only include a pet addendum if
you have a pet upon move-in. Pets may not be added afterward.
WHEN AND HOW SHOULD I GIVE MY NOTICE TO VACATE?
You must look at your lease agreement or call T&C
Management at 268-1181 to see what you should do if you wish to vacate.
Generally, T&C must receive written notice on or before the first of the
month. Usually, this written notice must be given 30 days in advance.
So, if you wish to leave March 1st you must give written
notice on or before February 1st.
WHAT HAPPENS IF MY ROOMMATE MOVES OUT BEFORE THE END
OF THE LEASE?
If one of the people on the lease wishes to leave
written notice must be given. (See the above question.) Anyone left on
the lease will be responsible for rent. If you wish to get a new
roommate, the new roommate must sign the lease. Not adding someone to
the lease who lives in that apartment could result in a seven day
notice.
WHAT HAPPENS TO THE ROOMMATE'S PORTION OF A SECURITY
DEPOSIT AFTER THE ROOMMATE MOVES OUT?
Security deposits are collected as “security” for
the apartment. No portion of the security deposit will be given if a
roommate leaves, a security deposit can be refunded when a lease is
terminated.
I HAVE ALWAYS PAID MY RENT ON TIME. WHY DID I RECEIVE
A 3-DAY NOTICE WHEN THE RENT WAS ONLY 6 DAYS LATE?
The rent is due on the first of the month. Any rent
not received by the 5th of the month will be considered late
and a 3-day notice can be given regardless of rental history. This is
outlined in the lease agreement.
I AM AN EXCELLENT RESIDENT. CAN YOU WAIVE MY LATE
CHARGES?
No. T&C does not waive late charges. It is in the
lease agreement that you have until the 5th of the month to
pay or a late fee will be incurred. Additionally, Fair Housing laws
require that we treat all our residents equally. T&C cannot follow this
law by waiving some resident’s late fees while charging other people
late fees. |
